Payment transactions are processed securely through Stripe, and PocketLeads does not store or process full credit card information on its servers.

Information About Third Parties (Lead Data)

In addition to the information we collect about our customers (described above), the PocketLeads Service includes data about third parties — individuals who appear in public records and other publicly available sources. This information forms the substance of the "lead" data we provide to subscribers.

Sources.

We compile lead data from publicly available sources, including but not limited to:

  • County recorder, clerk-of-court, and assessor records (deeds, mortgages, liens, foreclosure filings)
  • Probate court filings (petitions, inventories, dockets)
  • Divorce and family court filings
  • Eviction filings and depositions
  • Published obituaries and death notices
  • Other publicly available real-property and demographic data

Categories of information we may compile.

  • Identifiers (name, mailing address, sometimes phone number, age, date of death)
  • Property records (parcel ID, ownership history, valuation, mortgage and lien history)
  • Court / case information (case number, filing date, type of proceeding, attorney of record)
  • Family and relationship information disclosed in public filings (spouse, beneficiaries, representatives)

How we use this information.

We make compiled lead information available to PocketLeads subscribers, under the Terms of Service, for their internal real estate business use. We do not directly contact, market to, or solicit the individuals described in the lead data on behalf of subscribers. Subscribers are contractually required to comply with applicable consumer protection, telemarketing, and solicitation laws when using the data.

Source nature.

The information we compile is derived from public records and is not collected directly from the individuals it describes. We do not independently verify the accuracy of source records, and individuals are not given an opportunity to opt out at the point of original collection — but they may exercise the rights described below at any time.

Right to Request Access, Correction, or Deletion of Lead Data

If you are a third party whose information appears in our lead data and you wish to request access, correction, or deletion of that information, please email support@pocketleads.ai with the subject "Lead Data Request" and include enough information for us to identify the record (name and approximate property address, county, or case reference). We will respond within the timeframes required by applicable law (typically within 45 days under CCPA / CPRA, with one possible 45-day extension where permitted).

Automated Processing and Artificial Intelligence

PocketLeads uses automated systems, including third-party artificial intelligence and document-processing services, to compile and enrich the lead data made available through the Service. These services may include:

  • Optical character recognition / document AI (e.g., Google Document AI) to extract text from scanned public records
  • Large language models (e.g., OpenAI) to extract structured fields such as parties, addresses, loan terms, and case details from public-record documents
  • Geocoding and mapping services (e.g., Google Maps) to associate records with property locations
  • Property valuation models and public economic-data APIs (e.g., FRED) to enrich records with market context

These automated processes are used to organize and enrich publicly available information. They do not make any decision about an individual that produces a legal or similarly significant effect — including, for example, decisions about credit, employment, housing, insurance, or eligibility for any benefit. Any such use is expressly prohibited under our Terms of Service. Subscribers who choose to contact individuals appearing in lead data do so based on their own independent judgment.

Inputs sent to AI service providers are governed by those providers' enterprise data-handling terms and are not used by PocketLeads to train any public model.

Do We Share Your Information With Others?

We share information only with trusted third-party providers who help us operate our business and deliver services, including:

  • AWS — hosting and storage
  • Stripe — payment processing
  • Google Analytics — analytics and performance tracking

We also transmit minimal data (such as a sender's name or address) to mail delivery vendors like PostGrid or Stannp, but we do not sell, rent, or trade personal information for marketing or advertising purposes.

We may disclose information when required by law or to protect our rights, users, or the public.

Third-Party Links

Occasionally, we may include links to third-party services or resources. These external sites have separate and independent privacy policies. We are not responsible for the content or practices of those sites but welcome feedback regarding them.

Google and Analytics Tools

PocketLeads uses Google Analytics to understand site usage and improve user experience. These tools may use cookies to collect aggregated data about visits and interactions. This information is used solely for internal analytics and service improvement.

California Online Privacy Protection Act (CalOPPA)

We comply with CalOPPA, which requires that websites clearly disclose how personal information is collected and shared.

As described in the sections above, we collect identifiers (name, contact details, account credentials), commercial information (subscription and billing records), internet/network activity (cookies, log data), general geolocation, and inferences. Through our lead data product, we may also process publicly available information from government records, which is excluded from "personal information" under CCPA where applicable.

Sources.

Customer information is collected directly from you. Lead data is compiled from public records and publicly available sources, as described in the "Information About Third Parties (Lead Data)" section.

Business or commercial purposes.

We use personal information to provide and improve the Service, process payments, communicate with customers, comply with applicable law, and make compiled lead information available to subscribers for their internal business use.

Sale or sharing of personal information.

We do not sell or share customer account information for cross-context behavioral advertising. We do make compiled lead data available to paying subscribers under contract; depending on how "sale" or "sharing" is interpreted under CCPA / CPRA, this activity may be characterized as a "sale" or "sharing." California residents may opt out of any such activity using the methods described below.

Sensitive personal information.

We do not use or disclose sensitive personal information for purposes other than those permitted under CCPA / CPRA without offering you the right to limit such use.

Retention.

We retain personal information for as long as needed to provide the Service, comply with legal obligations, resolve disputes, and enforce agreements.

Your rights.

Subject to verification and any statutory exceptions, you have the right to:

  • Right to Know — request the categories and specific pieces of personal information we have collected about you
  • Right to Delete — request deletion of personal information we have collected about you
  • Right to Correct — request correction of inaccurate personal information
  • Right to Opt Out — opt out of the sale or sharing of your personal information
  • Right to Limit — limit the use and disclosure of sensitive personal information
  • Right to Non-Discrimination — exercise these rights without discriminatory treatment

Do Not Sell or Share My Personal Information

To opt out of any sale or sharing of your personal information as defined under CCPA / CPRA, email support@pocketleads.ai with the subject "Do Not Sell or Share." This applies whether you are a PocketLeads customer or a third party whose information appears in our lead data.

Submitting requests.

To submit any CCPA / CPRA request, email support@pocketleads.ai with the subject "California Privacy Request" and describe the right you wish to exercise. We will verify your request and respond within 45 days as required by law (with one possible 45-day extension where permitted). You may designate an authorized agent to make a request on your behalf, in which case we may require proof of authorization.

We will not discriminate against you for exercising any right under CCPA / CPRA.

Third-Party Behavioral Tracking

No. PocketLeads does not allow third-party behavioral tracking for advertising or profiling.

COPPA (Children's Online Privacy Protection Act)

We do not knowingly collect personal information from individuals under 18 years of age. If we become aware that data has been collected from a minor, we will promptly delete it.

Fair Information Practices

In line with U.S. Fair Information Practice Principles, PocketLeads will take prompt action in the event of a data breach:

  • We will notify affected users via email within one (1) business day of confirming a breach
  • We support the Individual Redress Principle, giving individuals the right to pursue enforceable legal rights against entities that fail to comply with privacy obligations

CAN-SPAM Act Compliance

We comply with the CAN-SPAM Act for commercial emails. We collect email addresses to:

  • Send information and respond to inquiries
  • Process orders and send updates
  • Communicate product and service information
  • Send marketing messages (only with consent)

We agree to:

  • Not use false or misleading subject lines or addresses
  • Identify messages as advertisements where applicable
